Wow amazing chapter I think sometimes we forget how old Justin is I can understand why he just left he needed to have some time and speak to hi friend then with a little help he had a realisation that Brian wanted all the things the house, marriage and commitment what's he going to do about it that's the main thing. They both need to talk and work out what they want and how they can get to have it. Brian is lonely and feels like he may lose Justin and seeing Ethans name on the guestbook made him remember that and so he got pissed. Come on Justin he loves you and wants to be with you get with it.
